Built in 1975, Hurley Development’s 915 Broadway office building in downtown Vancouver, Wash., features floor-to-ceiling windows in every perimeter office—6,000 sq. ft. of windows in total. In December 2023, researchers at Pacific Northwest National Laboratory validated the performance persistence of a leading approach to commercial HVAC design known as very high efficiency dedicated dutdoor air systems (very high efficiency DOAS). Across eight buildings, PNNL not only proved the yearslong staying power of the approach’s efficiency (48% when compared to a code-minimum system), but they also validated consistent long-term enhancements to the buildings’ Indoor Environmental Quality (IEQ).

A host of unique building design and installation challenges have prevented the widespread consideration and adoption of heat pump water heaters (HPWHs) in low-rise multifamily housing. The Northwest Energy Efficiency Alliance (NEEA) worked in partnership with Energy Trust of Oregon to host a one-day design charrette with industry experts, to identify barriers, including those pertaining to design, installation and market adoption, to HPWHs in multifamily housing, and then propose practical solutions to overcome them.

Efficient HVAC Approach Eclipses Standard Design Performance

While conventional practice can lead to HVAC systems that are oversized by 25% or more, the proven very high efficiency approach to DOAS design allows for the downsizing of heating and cooling systems through ventilation heat recovery and by decoupling ventilation from the primary heating and cooling equipment. In fact, when combined with accurate thermal-load calculations, the very high efficiency DOAS approach can reduce HVAC system size by an average of 32%, as proven by recent real-world field studies.
